What is Disney Vacation Club?

Disney Vacation Club (DVC) is a flexible points-based timeshare system that gives members access to Disney resort destinations. Rather than owning a fixed week at a specific room, you purchase a real estate interest in a DVC resort represented by Vacation Points. Those points can be used to book stays at any DVC resort, Disney hotels, and partner destinations — with the freedom to choose when, where, and how often you vacation.

What are Vacation Points?

Vacation Points are the currency of your DVC membership. When you purchase a DVC contract, you receive an annual allotment of points that refreshes every year on your Use Year date. Points can be used to book Disney resort accommodations, from studios to grand villas. Unused points can be banked into the next year, or you can borrow next year's points for this year — giving you flexibility to vacation more or less in any given year.

What does "Use Year" mean?

Your Use Year is the month when your DVC points are deposited into your account each year. DVC assigns contracts with Use Years in February, March, April, June, August, September, October, and December. For example, if you have a December Use Year, your points are deposited on December 1st each year. Banking deadlines are 8 months after your Use Year date. When purchasing resale, you can choose a Use Year that aligns best with when you like to vacation.

What is my Home Resort?

Your home resort is the DVC property in which you hold a real estate interest. It provides a significant booking advantage: members can make reservations at their home resort up to 11 months in advance, compared to 7 months in advance for all other resorts. Annual dues are also based on your home resort. If you typically vacation at a specific property, buying "home resort" there gives you the best chance at securing your preferred dates.

What room types are available?

DVC resorts offer a range of accommodations — all with full kitchens or kitchenettes. Standard options include Studios, One-Bedroom Vacation Homes, Two-Bedroom Vacation Homes, and Three-Bedroom Grand Villas. Unique options at specific resorts include Cascade Cabins (Copper Creek), Bungalows (Polynesian Villas & Bungalows), Tower Studios (Riviera Resort), Three-Bedroom Treehouse Villas (Saratoga Springs), and Three-Bedroom Beach Cottages (Vero Beach).

What are banking and borrowing?

Banking lets you save unused points from the current year into the next year — great if you don't vacation often. Borrowing lets you use next year's points for this year — useful for a larger trip or booking a hard-to-get reservation. Both options give you flexibility, but they must be used within the rules: banking must happen before the banking deadline (8 months after your Use Year), and borrowed points must be used in the current year or they expire.

Why buy DVC resale instead of directly from Disney?

Resale buyers typically save 30–60% compared to buying directly from Disney. The primary tradeoff is that resale purchasers cannot use their points for certain Disney Collection options (like Disney cruises, Adventures by Disney, or Concierge Collection), but can still book any DVC resort at the 7- or 11-month booking windows. For the vast majority of members who primarily vacation at Disney resorts, resale is an excellent value.
