Getting Started
How do I begin the process of listing my Disney Vacation Club?
You can call us at (407) 906-3789, email jason@buyandselldvc.com, or submit the Seller Information Request form under the Sellers menu. One of our team members will reach out to get the process started.
What is your commission?
Buy and Sell DVC, Inc.® charges only 8% commission — the lowest in the industry. There are no upfront fees, no advertising fees, and no hidden costs. You pay commission only when your contract sells.
Will I have support throughout the entire process?
Absolutely. We keep you updated at every stage — ROFR status, final document status, closing confirmation, and when your proceeds are sent. You will have direct access to our broker via email and personal cell phone. Our broker has been involved in DVC resales since 2004 and treats every seller like a priority.
Can I remove my listing if I change my mind?
Yes. You can remove your listing at any time as long as you haven't already reached a signed agreement with a buyer. There is no penalty for withdrawing.
Pricing & Timing
How fast will my Disney Vacation Club contract sell?
Time-to-sale depends on your resort, the number of points on your deed, the price you set, and the points currently available in the account. Our team will walk you through market data and help you set a competitive price to maximize your proceeds and minimize time on market.
How do I know what price to list my contract at?
We provide a free market analysis based on recent comparable sales, current inventory levels, and Disney's Right of First Refusal activity. We'll discuss your goals and recommend a listing price designed to sell quickly while still getting you top dollar.
After an offer is accepted, how long does it take to close?
Closing is typically set for 8 weeks from the day you and the buyer reach a signed agreement. This includes 30 days for Disney's ROFR review plus time for title work, document preparation, and Disney's membership transfer. If you have a pending reservation, the closing will take place after the check-out date of your last reservation.
Money & Costs
How much money will I receive once my contract is sold?
Your proceeds equal the sale price minus: (1) 8% commission, (2) a $150 estoppel fee, and (3) any outstanding liens, mortgages, maintenance fees, or late fees on the contract. Closing costs are typically paid by the buyer. Any proration of annual dues will also be calculated on your closing statement.
What is the $150 estoppel fee?
The estoppel fee is charged by Disney to verify your membership details (points balance, dues status, outstanding charges) for the title company. It is a standard part of every DVC resale closing.
Who pays closing costs?
Closing costs (title search, title insurance, document preparation, recording fees) are typically paid by the buyer. This is the standard practice in DVC resale transactions.
Right of First Refusal (ROFR)
What is Disney's Right of First Refusal?
ROFR gives Disney the legal option to step in and purchase your contract at the same price and terms agreed upon between you and the buyer. Disney has 30 days from the date they receive the signed agreement to exercise this right. If Disney exercises ROFR, both parties receive their money back and the closing does not proceed.
How often does Disney exercise ROFR?
Disney selectively exercises ROFR — most commonly on contracts priced significantly below fair market value. Our experience and market data helps us price listings to pass ROFR while still being competitive. We track ROFR activity closely and will advise you accordingly.
International Sellers & Special Situations
What is FIRPTA and how does it affect me as an international seller?
FIRPTA (Foreign Investment in Real Property Tax Act) requires 15% of the gross sale proceeds to be withheld and remitted to the IRS at closing for non-U.S. sellers. However, international sellers can file specific forms with the IRS to potentially reduce or eliminate this withholding. We recommend working with FIRPTA Solutions (Whitney Grant) at Grant.whitney@FIRPTASolutions.com / 239-688-2155. Fees start at $250/transaction. The process takes time, so initiate it early.
I am selling Aulani and I do not live in Hawaii — what is HARPTA?
HARPTA (Hawaii Real Property Tax Act) requires a 7.25% withholding on the sale price for non-Hawaii residents selling Aulani. You may apply for an exemption through a qualified HARPTA specialist. Contact us for a referral.
I don't have a U.S. Social Security Number. Can I still sell?
Yes. International sellers without a U.S. SSN can obtain an ITIN (Individual Taxpayer Identification Number) and use that for FIRPTA compliance. The FIRPTA application and ITIN process can be handled simultaneously — this is why we recommend starting early with a FIRPTA specialist.
Can I sell if there is a pending reservation on my contract?
Yes — you can list your contract now even with a pending reservation. The closing will simply be scheduled to take place after the check-out date of your last reservation.

What are my responsibilities in an Instant Sale?
In an Instant Sale, you are responsible for: annual dues for the current and any prior years, dues on any current-year points that have been used, closing costs, the 8% commission, the $150 estoppel fee, and applicable FIRPTA or HARPTA withholding if you are an international or non-Hawaii seller.
